What Does AVG Offer?

Residential Management- Full compliance with federal, state, and local rental and tenant/landlord ordinances is our first step in positioning your property.  Developing a preventive maintenance plan is step two.  Prevention and inspections reduce problems from becoming great problems.    

Tenants - Selecting the best-qualified Tenant within a limited time frame is always the goal. Verification of employment, income, background check, rental history, financial health, and debt-to-income ratios are the methods we utilize for acquiring the best tenant possible.

Rents - To encourage on-time rental payments, tenants are reminded that rent is due on or before the 1st of the month.  AVG offers a tenant benefit package which includes reporting on-time rental payments to the 3 credit bureaus and the required renter's insurance.

Monthly Financials Property owners have access to profit and loss statements, contributions and draws/distributions, and specific transactions made on behalf of the property. Balance sheets, income statements, and a number of other financial reports are available from any device.

Communication - Owners are invited to the Resident Center,  which is accessible from any device. Homeowners can submit general inquiries and maintenance requests through their portal and view a log of requests by status. Every communication is available in one place.  Owners are encouraged to opt in to our texting feature, which centralizes communication between our team and client owners.  This allows for a lasting record of communication in the owner's file.  A 24/7 emergency line is also available.

Property Inspections - Inspections occur at the start of management, during move-ins, and move-outs.  To ensure the property is maintained, adheres to safety standards, and complies with lease terms, regularly scheduled inspections also occur during the lease term. The inspections help identify potential maintenance needs, address safety concerns, and prevent future damage or legal issues.

Property Maintenance - Residents, owners, and staff can submit work orders and attach videos, photos, and documents.  Status and updates can be accessed from a phone, tablet, or desktop.
